Do you buy houses in Bossier City?
Yes. We buy houses in Bossier City and across Bossier Parish. We look at the house as it sits, talk through the numbers with you and put the offer in writing. You do not repair, clean or paint anything first.
Our office is in Keithville, in Caddo Parish, on the Shreveport side of the Red River. Bossier City is a short drive from the Shreveport side over the I-20 and I-220 bridges. Charlie takes the seller calls and usually calls back the same day.
Want a cash offer, or to have us take over the payments? Call or text Charlie at (318) 714-4321, or Get My Cash Offer. Cash is not promised on every house. No fee, no obligation.
Which towns and areas do you buy in?
We buy in all of Bossier Parish. Here are some of the places where we buy. If yours is not on the list, ask.
- Bossier City: the streets off Airline Drive, Old Minden Road, Barksdale Boulevard, Shed Road, Benton Road and East Texas Street, the streets near Barksdale Air Force Base, and the rest of the city.
- North and east Bossier Parish: Benton, Haughton, Princeton, Elm Grove and the country roads around them.
- Farther north: Plain Dealing and the areas toward the Arkansas line.
Our page on Haughton and Benton describes those two towns. It describes places and roads. It does not rank them.
Areas we buy
These are the zip codes we focus on in Shreveport, Bossier City and Keithville. If yours is next door, ask anyway. We are not building a separate page for each zip.
- Shreveport: 71101, 71103, 71104, 71105, 71106, 71107, 71108, 71109, 71118, 71119 and 71129.
- Bossier City: 71111, 71112 and 71113.
- Keithville: 71047.
Neighborhoods and roads
We buy on both sides of the main roads, not in one corner of the city. If your street is not named here, ask. The list is where we already drive.
- Nearest the base: the streets off Barksdale Boulevard and the neighborhoods just west of Barksdale Air Force Base.
- Airline Drive: the long commercial road and the side streets off it, from the river toward the east.
- Old Minden Road and East Texas Street: the older grid north of the base and toward the river.
- Benton Road: the north side of Bossier City, toward Benton and the I-220 loop.
- Shed Road: the south and east side, toward Haughton.
- South Bossier: the streets toward the parish line and Swan Lake.
Our guide to Haughton and Benton covers the towns just outside the city. It describes roads and places. It does not rank them, and it does not say who should live there.
Barksdale and a PCS move
Barksdale Air Force Base sits on the east side of Bossier City. People stationed there sometimes have to sell on a date the orders set, not on a date they picked. We buy those houses as they sit. You do not have to paint, repair, or hold showings before you leave.
Tell us the date you have to be gone. We will say plainly whether the title work and any loan payoff can be ready by then. We do not promise a number of days, and cash is not promised on every house. Base housing rules are the base's rules. We do not speak for the base. Our guide PCS to Barksdale is about the neighborhoods around the base, not about selling.
What condition can the house be in?
Any condition. A house with storm damage, an old roof, a damaged kitchen or a yard that has not been mowed for a year can be sold to us as it is. You do not clean it out.
A house in rough shape generally brings a lower offer than one in good shape. If yours needs little and you have time, a Realtor listing may work out better, and we will tell you so. See our guide on selling a house as is.
Bossier Parish sheriff's sales
Bossier Parish sheriff's sales are held online on Wednesdays through Bid4Assets. Check Bid4Assets or the sheriff's list for the bidding hours on your date. The sheriff keeps a real estate list that shows whether a sale has been stopped and whether the house is being sold with appraisement.
Bossier Parish is in the 26th Judicial District, and the lawsuit is filed with the parish clerk of court in Benton before the sheriff sets a date. If your house is on the list, you have options before the sale. The free ones come first: your servicer, a HUD-approved counselor and a lawyer. A closing before the sale date pays off the loan through the title company. Our page on the Bossier Parish sheriff's sale has the steps. Weekly sale counts show how many sales are on the public lists, with no names and no addresses. To see whether one address is listed, use the address check.
A Bossier sale is not a Caddo sale. Caddo sells in person at the courthouse in Shreveport on Wednesdays at 10 AM. If the house is in Caddo, start with how to stop a Caddo sheriff sale.
Liens and back taxes
A title company looks for liens, judgments and unpaid taxes before it will close. If the numbers work, those items are paid from the sale. If they do not, we will say so. We do not promise that every lien can be cleared.
Louisiana property-tax rules are in our guide on property taxes. They do not set the rules for a Texas house. Start with your collector's bill, not with a guess.
We buy houses. We are a home buyer, not a law firm, a lender or a housing counselor. We charge homeowners no fee.
Inherited houses and successions in Bossier Parish
If the owner has died, the house is generally handled through a succession filed in the 26th Judicial District Court for Bossier Parish. A succession is Louisiana's word for probate. A title company usually wants the court paperwork done or underway before it will close.
We can sign with the heirs now and close after the paperwork is ready. We buy the house with everything inside. See our page for inherited houses and our guide to selling a house in a succession. A Louisiana succession lawyer can tell you which kind of succession fits your family.
Behind on payments, taxes or a rental
Some Bossier owners call us because they are behind on the mortgage, behind on property taxes, or tired of managing a rental. Start with the behind on payments page. If you own a rental, our guide on selling a rental house in Louisiana covers tenants and the lease.
What we will tell you on the first call
Charlie usually calls back the same day. The call is a few questions, not a contract.
- The address, and the nearest road: Airline Drive, Benton Road, Barksdale Boulevard, Shed Road, or Highway 3.
- Whether anyone lives there, including a tenant.
- Whether a sheriff's sale date, a PCS date, or a probate case is already on the calendar.
- What you know is wrong with the house.
Then we look at the house. After that you get the choices in writing. Sometimes that is cash. Sometimes it is taking over the payments. Cash is not promised on every house. If the numbers do not work, we say so. You can show the paper to a lawyer, a relative, or no one.
We do not ask you to sign on the porch during that first look. The closing, if you want one, is at a local title company on a date you pick, as long as the paperwork can be ready.
How selling to us works
- Call or send the form. Tell us the address and what is going on.
- We look at the house and talk through the numbers, including any loan or back taxes.
- We put the offer in writing so you can show it to someone you trust.
- A local title company closes it. It pays off any loan and sends you the rest. We may pay cash, or in some cases take over payments, and neither is promised until we see the house and the paperwork.
You pick the closing date. We charge sellers no fee.
What to have ready when you call
You do not need paperwork to call. Still, a few things make the first conversation faster, and none of them cost anything to gather.
- The address and, if you know it, the parish tax number or a recent tax bill.
- What you owe, if anything: a mortgage statement, a past-due notice or a notice of seizure.
- Who owns the house. If the owner has died, say so, and tell us whether a succession has been opened.
- What is wrong with the house. Be honest about the roof, the plumbing, the wiring and anything else you know about. We would rather hear it from you than find it on the walk-through.
- Your timeline. Tell us if you have a sale date, a move date or no hurry at all.
Bossier Parish stretches from the city to the Arkansas line. Tell us the street and the nearest main road, such as Airline Drive, Benton Road or Highway 3, and we will know where to drive. A call from Plain Dealing is as welcome as one from Bossier City.
