Do you buy houses in Shreveport?
Yes. We are cash home buyers in Shreveport. We buy houses across the city, from older streets near downtown to the south side. We look at the house as it sits, talk through the numbers with you, and put an offer in writing. You do not fix anything first. Cash is not promised on every house.
We are in Keithville, in Caddo Parish, not in another state. When you call, a person from the area answers. Charlie takes the seller calls and usually calls back the same day.
Want a cash offer, or to have us take over the payments? Call or text Charlie at (318) 714-4321, or Get My Cash Offer. Cash is not promised on every house. No fee, no obligation.
Which parts of Shreveport do you buy in?
We buy in every part of the city. Here are some of the areas where we buy houses. The list is not complete, and if your area is not on it, ask.
- Neighborhoods: Highland, Mooretown, Allendale, Cedar Grove, Queensborough, Sunset Acres, Broadmoor, South Highlands, Southern Hills, Summer Grove, Pierremont and the Martin Luther King Drive area.
- Main roads: the streets off Hearne Avenue, Youree Drive, Greenwood Road and the Shreveport-Blanchard Highway.
- Just outside the city: Keithville, Greenwood, Blanchard and the rest of Caddo Parish.
A house in any of these places can be a house with a roof problem, a fire, a flood, a tenant who left things behind, or a house that has been empty for years. We buy houses as they sit.
Areas we buy
These are the zip codes we focus on in Shreveport, Bossier City and Keithville. If yours is next door, ask anyway. We are not building a separate page for each zip.
- Shreveport: 71101, 71103, 71104, 71105, 71106, 71107, 71108, 71109, 71118, 71119 and 71129.
- Bossier City: 71111, 71112 and 71113.
- Keithville: 71047.
What condition can the house be in?
Any condition. A house needing a new roof, a house with old wiring, a house with mold or a house with a foundation problem can all be sold to us as it is. You do not clean it out, and what you do not want can stay.
You should know that a house in worse shape generally brings a lower offer than a house in good shape. If your house needs little work and you have time, a Realtor listing may be worth a look, and we will say so. Our guide on selling a house as is in Shreveport and Bossier walks through that choice.
Caddo Parish sheriff's sales
Caddo Parish sheriff's sales are held on Wednesdays at 10:00 AM at the Caddo Parish Courthouse, 501 Texas St. in Shreveport. The sheriff keeps a list of upcoming sales, and you can also search on Civil View.
If your Shreveport house is on that list, you have options before the sale. The free ones come first: your servicer, a HUD-approved counselor and a lawyer. Selling is one more option, not the only one. A closing before the sale date pays off the loan through the title company. Our page on the Caddo Parish sheriff's sale has the whole list of steps.
We buy houses. We are a home buyer, not a law firm, a lender or a housing counselor. We charge homeowners no fee.
Inherited houses and successions in Caddo Parish
If the owner has died, the house is generally handled through a succession in the 1st Judicial District Court in Shreveport. A succession is Louisiana's word for probate. A title company usually wants the court paperwork finished or underway before it will close.
We can sign with the heirs now and close after the paperwork is ready, and we buy the house with everything still inside. Read our page for inherited houses and our guide on selling a house in a succession. We are not a law firm, so the heirs should talk to a Louisiana succession lawyer.
Behind on payments, taxes or repairs
Some Shreveport owners call us because they are behind on the mortgage, behind on property taxes, or tired of a rental that costs more than it brings in. If that is you, start with the behind on payments page. If back taxes are the problem, see our guide to property taxes in Louisiana.
How selling to us works
- Call or send the form. Tell us the address and what is going on.
- We look at the house and talk through the numbers, including any loan or back taxes.
- We put the offer in writing. You can show it to a lawyer, a relative or anyone you trust.
- A local title company closes it. The title company pays off any loan and sends you the rest. We may pay cash, or in some cases take over payments, and neither is promised until we see the house and the paperwork.
You pick the closing date. We charge you no fee, and our guide to closing costs for sellers in Louisiana explains what comes out of a sale.
What to have ready when you call
You do not need paperwork to call. Still, a few things make the first conversation faster, and none of them cost anything to gather.
- The address and, if you know it, the parish tax number or a recent tax bill.
- What you owe, if anything: a mortgage statement, a past-due notice or a notice of seizure.
- Who owns the house. If the owner has died, say so, and tell us whether a succession has been opened.
- What is wrong with the house. Be honest about the roof, the plumbing, the wiring and anything else you know about. We would rather hear it from you than find it on the walk-through.
- Your timeline. Tell us if you have a sale date, a move date or no hurry at all.
Shreveport is large, and a house on one side of the city can be a long way from one on the other. Tell us the street and the nearest main road, such as Youree Drive, Line Avenue or Mansfield Road, and we will know where to drive.
