Can I sell if I am just done being a landlord?
Yes. Some owners are tired of the calls, the repairs and the late rent. Some have a tenant who stopped paying. Some have a house that has sat empty. You can sell it as it sits, and you do not have to keep managing it until a retail buyer appears.
We look at the house, the lease if there is one, and the numbers. Then we put it in writing. You can say no.
Want a cash offer, or to have us take over the payments? Call or text Charlie at (318) 714-4321, or Get My Cash Offer. Cash is not promised on every house. No fee, no obligation.
Do I have to evict the tenant first?
No. You do not have to evict anyone before you sell to us. We can buy with the tenant still there. After closing, we are the landlord, and you are not.
An eviction is a court case. A sale does not skip it, and we do not file one for you. If you are thinking about ending a lease early, talk to a Louisiana attorney first. Our guide to selling a rental house in Louisiana covers leases, notice and what generally happens to a written lease in a sale.
Tell the tenant that rent and who to pay will change at closing. A short written note avoids confusion. Do not promise the tenant anything the lease does not say.
What happens to the security deposit?
The deposit generally goes with the house. The title company usually shows it as a credit on the closing statement, and the new owner is then responsible for it when the lease ends. Bring the deposit record, the lease, and the rent history so the numbers are clear.
The statute and the tax questions are in the rental guide. We are not a law firm and we are not tax advisors. Ask your attorney about the lease, and ask your CPA about taxes before you sign.
What if the house is empty and needs work?
We buy that too. An empty rental that needs a roof, has tenant damage, or has sat vacant can be sold as it sits. You do not repair, clean, or paint. You stop being the one who pays the insurance and the tax bill on a house that earns nothing.
Read selling a house as-is for the honest trade: the price is usually lower than a fixed-up house, in exchange for no repairs and no showings. Cash is not promised on every house.
What are the other choices?
Selling to us is one choice.
- Keep it and keep managing it. If the rent still works for you, you do not have to sell.
- Sell it to us as it sits. Tenant in place or empty. We may pay cash, or take over the payments. Neither is promised until we see the house and the lease.
- Finish a court case first, if you and your attorney decide an eviction has to happen before a sale. We can wait.
We buy houses. We do not give legal or tax advice, and we do not charge you a fee. A lease, a deposit and an eviction are questions for a Louisiana attorney. Taxes on a rental sale are a question for your CPA.
How it works with us
- Call or send the form. Tell us the address and whether a tenant is in the house.
- We look at the house and the papers. The lease, the deposit, any loan, and any back taxes.
- We put the numbers in writing, including what comes out at closing. You can say no.
- A local title company closes it. You pick the date. After closing, we handle the tenant.
If you inherited the rental, the succession is a separate step. See inherited houses. If the loan is behind, see behind on payments.
