Can I stop a sheriff sale in Caddo Parish?
Sometimes, if you act before the sheriff sells the house. Nothing on this page stops a sale by itself. A servicer, a lawyer, a court, or a closing does. We are a home buyer in Keithville. We are not a law firm, a lender, or a housing counselor, and we do not negotiate with your lender.
Start with the date on your notice of seizure. Caddo Parish sheriff's sales are held every Wednesday at 10:00 AM, except holidays, at the Caddo Parish Courthouse, 501 Texas St. in Shreveport, in Room G-1 or Room G-20. Your notice or the sheriff's list says which room. The full schedule is on our Caddo Parish sheriff's sale page.

What to do first
Work backward from the sale date. Do these in order, and keep copies.
- Read the notice. Write down the first sale date, the case number, and whether it says with appraisement or without appraisement.
- Confirm the date has not moved. Sales are reset and stopped. Check the sheriff's list and our address check. Weekly counts show how many sales are on the public lists. They do not name owners or streets.
- Call your servicer and ask, in writing, what it would take to catch up. A phone call you cannot prove later is a weak record.
- Call a free HUD-approved counselor and a lawyer the same week. Use the HUD counselor search. The sheriff's civil department can confirm a sale date. Our Caddo page lists those desk numbers.
- If selling is one of the options, call early. A closing needs time for title work and a payoff.
The timeline before a Caddo sale
The sale is the last step, not the first. Before it, the lender goes to court, a judge signs an order, and a deputy serves a notice of seizure. Louisiana law says the first sale date is at least 60 days after the judge signs. Our guide on how long foreclosure takes and the guide on a notice of seizure walk through that order.
The sheriff advertises the sale. In Caddo, that ad runs in The Inquisitor. A winning bidder at the sale has to pay with certified funds by 2:00 PM the same day. The morning of the sale is a bad time to start.
Options that can stop the sale
These are the usual paths. Which one fits is a question for your servicer, a counselor, or a lawyer. We do not pick it for you.
- Reinstatement. You pay what the servicer says it takes to put the loan back in good standing. Get that number in writing. Do not guess from the "writ value" on the sheriff's list. The sheriff notes that figure is usually principal only, not interest and fees.
- A loan modification or a repayment plan. The servicer may agree to change the loan or spread the missed payments out. That agreement has to be real, and in writing, before you count on it to stop a sale.
- Bankruptcy. A bankruptcy filing generally pauses a sheriff's sale. That pause has limits, and it is a legal decision. Talk to a bankruptcy lawyer before you file. We are not that lawyer, and we do not tell you to file.
- Sell the house before the auction. A closing before the sale date pays the loan off through a title company. You can sell to a person you find, or to us. Either way, the payoff has to be ready before Wednesday morning.
- A cash sale to us. We buy houses as they sit. Sometimes we pay cash, and sometimes we take over the payments. Cash is not promised on every house. You pick the closing date, as long as it is before the sheriff's date and the title company can be ready.
We buy houses. We are not a foreclosure-relief service. We charge homeowners no fee. We do not promise to stop a foreclosure, and we do not negotiate with your lender.
What does not stop the sale
Ignoring the mail does not stop it. A verbal promise you cannot show on paper does not stop it. Moving out does not stop it. Waiting until Wednesday morning to call does not stop it.
After the sheriff sells the house, Louisiana generally gives the former owner no right to buy it back. That is the point of our guide on what happens after a sheriff's sale. A tax sale is a different system, with its own payoff period. This page is about a mortgage foreclosure sale.
If the house is in Caddo but you live somewhere else
Shreveport, Keithville, Greenwood, Blanchard, Vivian and Oil City all go through the same Caddo sale. The town does not change the Wednesday. The date on the notice does.
