How rent to own works with The LN Co

Rent to own means you move into a home while you work toward owning it. Because we own our homes, there is no bank to qualify with, and bad credit is OK. You put money down up front, it goes toward the price, and you make a monthly payment while you work toward owning.

What is rent to own?

Rent to own is a way to buy a house over time instead of all at once. You move in, you make a monthly payment, and the plan is that you end up owning the home. It sits between renting and getting a mortgage, and it has some of both.

The details live in a written agreement, so no two deals are exactly alike. We don't post our terms on this site. We go over every term with you, in writing, before you sign.

How it works with us, step by step

You can go from a phone call to seeing a house in one day. Here is the usual order.

  1. Call or text Vana. Vana takes buyer calls from 8 AM to 8 PM, every day. A quick call is all it takes to start.
  2. Get the address by text. After the call, Vana texts you the address of a home that is open.
  3. Go see the house the same day. You don't need an appointment weeks out. Walk through it and see if you want it.
  4. Put money down. The money you pay up front goes toward the price of the house.
  5. Move in and make your monthly payment while you work toward owning the home.

Homes go first come, first served. When someone puts money down on a house, it is no longer available, so if you like a house, say so while you are standing in it. You can see what is open now on our rent to own page.

Why there is no bank qualifying

There is no bank qualifying because we own our homes, so no lender decides whether you get the house. A bank mortgage makes you qualify with the bank. With us, the owner is the person you are talking to. That is why bad credit is OK and why you can see a house the same day you call.

It does not mean there are no rules. There is still an agreement, there are still payments, and you still have to keep up with them. What changes is who you have to convince, and the answer is no bank.

Money down, and trades

The money you put down up front counts toward the price. We don't post amounts here because they depend on the house and on the written agreement, and we would rather give you real numbers on a call than a range that doesn't fit your house.

A trade can count toward the down payment too. If you have a truck, boat, RV, camper or motorcycle, ask Vana about it on the first call. We tell you what it is worth to us and put it in writing.

How it compares to renting

Renting is simpler, and rent to own is built for people who want to own. Here is the plain difference.

  • Renting: you pay each month and own nothing at the end. You can leave when the lease ends. The landlord usually handles major repairs.
  • Rent to own: your money down goes toward the price, and you are working toward the house becoming yours. You are also taking on more. Who pays for repairs, taxes and insurance is set in the agreement, so ask before you sign.

If you are not sure you want to own a house, renting may fit you better. We would rather tell you that than have you sign something you don't want.

How it compares to a bank mortgage

A bank mortgage is the standard way to buy a home, and for some people it is the cheaper one. Here is how the two differ.

  • Mortgage: you qualify with a lender, and you usually own the house at closing, with the loan secured against it. Closing takes time, and the lender sets the rules.
  • Rent to own with us: no bank qualifying, bad credit OK, and you can move in sooner. The tradeoff is that you work toward owning the house rather than owning it on day one. What that means in practice is in the written agreement.

Some buyers use rent to own as a bridge and look at a mortgage later. We can't promise you will be able to get one, and we are not a mortgage lender.

What happens if you can't finish

What happens if you can't finish depends on the written agreement, and we go over it with you before you sign. Agreements differ on what happens to the money you have paid and on what steps you can take to catch up. We can't tell you what yours will say until we write it.

That is why it matters to ask these questions up front, and to read every page. You can also have a Louisiana lawyer read it first. For how the common forms of agreement work in Louisiana, read our guide to rent to own agreements in Louisiana.

What to do next

Call or text Vana at the number below, say which area you want, and ask for an address. If you would rather look first, see the homes we have now. Reading about the areas is also fair: we have guides to Shreveport and Bossier City.

Questions people ask us

Do I need good credit for rent to own with The LN Co?
No. We don't run a credit check, and bad credit is OK. We own our homes, so there is no bank qualifying. What we do ask is that you can make the monthly payment, and that you read the agreement and are comfortable with it.
Does my down payment go toward the price of the house?
Yes. The money you put down up front goes toward the price. The exact amount depends on the house, and it is written in the agreement we go over with you before you sign.
Can I use a truck or a boat toward my down payment?
Yes, trades can count. A truck, boat, RV, camper or motorcycle can go toward your down payment. Ask Vana on your first call, and we put the value in writing.
How fast can I see a house?
Usually the same day. Call or text Vana from 8 AM to 8 PM, any day of the week. After a quick call, Vana texts you the address, and you can go see it.
Is it first come, first served?
Yes. Once someone puts money down on a house, it is taken. If you like a house, tell us while you are there.
What happens if I can't finish?
It depends on the written agreement. We go over it with you before you sign, so you know what happens to the money you have paid. You are also welcome to have a Louisiana lawyer read it first.
Is rent to own better than renting?
It depends on what you want. Rent to own asks more of you, because you are working toward owning the home. Renting is simpler if you don't want to own. We will tell you if we think renting fits you better.
Is rent to own better than a mortgage?
Not always. A mortgage can be the cheaper way to buy if you qualify. Rent to own with us is for people who can't or don't want to qualify with a bank and want to start sooner.
Who pays for repairs, taxes and insurance?
That is set in the written agreement, and it can differ from one deal to the next. Ask us before you sign, and ask any seller the same question.
Where are your homes?
We buy and sell homes in Shreveport, Bossier City, Keithville and DeSoto Parish. See what is open now on our rent to own page.
