Selling your Louisiana house yourself, or to a cash buyer

You can sell a house in Louisiana yourself. You can also sell it to a buyer who pays cash or takes over the payments, with no showings. This guide is the practical difference. It is not legal advice, and it is not a promise that we pay cash for every house.

Can I sell my house myself in Louisiana?

Yes. You do not have to hire anyone to offer your own house for sale. You still have to find a buyer, agree on a price, and get to a closing that a title company will insure. "By owner" means the marketing and the buyer talks are yours. It does not skip title work, a payoff, or unpaid taxes.

We buy houses ourselves, from Keithville. If you would rather not find a buyer, that is the other path on this page. Cash is not promised on every house.

Want a cash offer, or to have us take over the payments? Call or text Charlie at (318) 714-4321, or Get My Cash Offer. Cash is not promised on every house. No fee, no obligation.

What selling it yourself usually includes

People picture a sign and a Saturday. The rest of the work is less visible.

  • Showings. Strangers walk through. You set the times, and you leave or you stay.
  • Repair requests. A buyer using a loan often asks for repairs after an inspection. You can say no. Many deals die there.
  • The buyer's loan. A financed buyer can be turned down late. You may be back at the start, with weeks gone.
  • Paperwork. A contract, disclosures you choose to make, and the title company's list. A title company in Shreveport or Bossier still has to be willing to close.
  • Time. You pick how long you will wait. A house that needs work usually waits longer.

None of that is wrong. For a house in good shape, with time, some owners prefer to do it. We will say so if that fits what you describe.

What a sale to us is

You call or send the form. We look at the house as it sits. We put a number in writing. You can say no.

There are no showings and no repair list from a retail buyer. You do not paint or clean out the house unless you want to. Sometimes we pay cash at closing. Sometimes we take over the payments and pay you over time. You see both, when both are possible, and you choose. Cash is not promised on every house, and we do not promise a set number of days.

A local title company closes either kind of sale. Our guide to Louisiana seller closing costs is about what comes out of the check. Our guide to selling as-is is about the trade: a lower price, in exchange for no repairs and no showings.

Which path fits

Use the facts of the house, not a slogan.

  • The house is in good shape and you have months. Selling it yourself can make sense. You do the showings.
  • The house needs work, is full of belongings, or you are out of time. A sale to us is built for that. We still might tell you the numbers do not work.
  • A sheriff sale date is close. Weeks of showings may not exist. Read how to stop a Caddo sheriff sale if the house is in Caddo. The free options come first.
  • You want a cash closing and nothing else. Tell us. We will say whether this house is one we can pay cash for. If it is not, we will say that too.

We buy houses. We are not a law firm or a housing counselor. We charge homeowners no fee. We do not promise a price before we see the house.

How to start either way

If you are selling it yourself, line up a title company early and decide what you will and will not repair. If you want us to look, use the form or call Charlie at (318) 714-4321. We buy in Shreveport, Bossier City, Keithville, the parishes around them, and Marshall, Texas. The city pages are Shreveport and Bossier City.

Questions people ask us

Do I need a license to sell my own house in Louisiana?
No. Selling a house you own is not the same as selling houses for other people. You still need a closing a title company will handle.
Is a cash sale always faster than selling it myself?
Often it is shorter, because there is no buyer loan and no repair list. It is not guaranteed. Title problems, a probate case, or a payoff can slow either path. We do not promise a number of days.
Do cash buyers pay full price?
Not usually. A house sold as-is, with no showings, generally brings less than a house that has been fixed up and shown. That is the trade. Read the as-is guide.
Will you pay cash for my house?
Maybe. Cash is not promised on every house. Sometimes we take over the payments instead. You see the choices in writing after we look.
What if I start by owner and change my mind?
Call. We can still look. You do not owe us anything for asking.
Do you charge a fee if I sell to you?
No. We charge homeowners no fee. Closing costs still exist, and they are on paper before you agree.
